Zero Energy House Progresses Timetable to be Set for New Owner Selection Criteria

The Hamden Economic Development Corporation (HEDC) reports that progress continues for the construction of the Zero Energy House at 499 Newhall Street, across from the Hamden Business Incubator.
“Since the groundbreaking, we have completed all of the underground, foundation and utility work. We are beginning to see the home take shape. Now is the time for us to begin the process of selecting a buyer”, stated Dale Kroop, Executive Director of the Hamden Economic Development Corporation.
The project will include a 1800 SF single family home with 3 bedrooms and 2.5 baths. It will also include an attached garage with a 600+ S.F. in-laws apartment. The home is considered a Zero Energy house because of the many energy efficiency features.
There will be little expense for heating and electricity. Some of these energy features will include significant insulation throughout the walls and ceilings, etc., triple glazed windows and energy efficient appliances.
The project is funded by several sources. Eversource Energy Company purchased low income housing tax credits and the Connecticut Housing Investment Fund (CHIF) provided Predevelopment and Construction financing.
The home will be sold to a first time homebuyer through a lottery system will be completed during the summer/fall of 2016, with a closing anticipated in late 2016. Applicants/buyers must be income qualified, be pre-approved for a mortgage and must attend a home buyers education program. In the month of July the HEDC will notify the public of its intentions to receive applications for potential owners and will post the guidelines and application on its web page at http://www.hamdeneconomicdevelopment.org/ .
The anticipated cost of the home will be between $175,000-$185,000 based on final project costs. The maximum income eligibility will be based on CHFA guidelines and will be approximately $47,250, based on family size. Rental income from the 1BR in-law apartment will be capped at $410 per month.
